6 Best Digital Marketing Agencies in Egypt for Real Estate Developers (2026)

Real estate is one of the largest advertising categories in Egypt. Developers spent over EGP 2 billion on advertising during Ramadan 2025 alone, according to The Board Consulting as reported by Daily News Egypt, and the number of developer Ramadan campaigns doubled from 12 in 2023 to 24 in 2025.

Most of that spend buys awareness. What a developer actually needs from digital marketing is narrower: qualified buyers who can afford the unit, visit the sales center and sign a reservation. The right agency understands that difference, and reports on it.

This guide profiles six agencies with published real estate work in Egypt, in two groups: performance and lead generation, and brand, content and web.

Disclosure This guide is published by Cresco Agency. To keep it neutral, Cresco is not included in the list. Every profile is based only on what each agency or a public source says about its work, and we state plainly where published evidence is thin. The numbering is for navigation only; it is not a performance ranking.

How we built this list

We reviewed agency websites, directory profiles, creative archives and published lists in October 2026, and kept agencies that meet three criteria:

  1. Active in Egypt: an office in Egypt.

  2. Published real estate work: at least one named developer, project or real estate client, or a real estate-only offering.

  3. A clear, current website or verifiable public profile.

We kept the list short on purpose. Many agencies say they serve real estate, but few name a developer or publish what they did. We also left out work that turned out to be student or speculative campaigns. Every figure below is agency-reported, and we did not audit any results.

Why real estate marketing in Egypt is different

  • The sale happens offline. A lead becomes revenue only after a call, a sales-center visit and a reservation. An agency that stops at the form fill is measuring the cheapest part of the journey.

  • Installments drive the decision. Down payment and payment-plan length often matter more than the unit price. Campaigns that lead with the payment plan attract different buyers from campaigns that lead with lifestyle.

  • Brokers compete for the same buyer. Brokerages run ads on the same projects, often with the same visuals. Developers need messaging and targeting that do not simply bid against their own broker network.

  • Launches and EOIs come in waves. A new phase or an expression-of-interest window can need weeks of build-up and a few days of very high volume. Budgets and sales capacity have to be planned around it.

  • Demand comes from abroad too. Many developers also market to Egyptians in Saudi Arabia, the UAE and Kuwait, who come with different time zones, channels and payment questions.

  • Speed of follow-up decides lead quality. Buyers inquire with several developers at once. The first sales call that answers price and payment plan clearly usually wins the visit.

How to choose the right real estate marketing agency

Start from the stage of the project and the buyer you need, then choose the kind of agency built for it.

Your situation

What you need most

Look for agencies that offer

Launching a new project or phase

Awareness, then EOIs and reservations

Launch creative plus lead generation and landing pages

Selling remaining inventory

Qualified buyers for specific units

Unit-level campaigns and fast lead routing

Targeting Egyptians abroad

Leads from the Gulf, by country

Multi-country campaigns and time-zone follow-up

Brokerage

Volume at a controlled cost per lead

Lead generation with a CRM and distribution

Established brand refresh

Positioning and content

Brand, website and steady content production

Define a qualified lead

Agree in writing what counts: budget range, area, unit type, timeline and a reachable phone number. Without this, cost per lead means very little.

Measure past the lead

Track contact rate, site-visit rate, reservation rate and cost per reservation by project and channel. Ask the agency to report these monthly, using data your sales team records.

Connect marketing and sales

Agree who calls each lead, how fast, and how outcomes return to the agency. A shared CRM with lead status is the minimum; a weekly call between marketing and sales leads is better.

Plan around launches and seasons

Ask how budget and creative will change for a launch, an EOI window, Ramadan and the summer coastal season, and how the agency will avoid flooding the sales team.

Protect your brand from your brokers

Clarify how campaigns will be separated from broker ads on the same project, and who owns the leads.

Own your accounts and data

Ad accounts, pixels, landing pages, CRM and lead data should be in your name. Media spend should be billed separately from the agency fee.

Questions to ask before you sign

  1. Which developers or projects similar to ours have you worked on, and what exactly did you deliver?

  2. What was the cost per site visit or reservation, not only the cost per lead?

  3. How will you qualify leads before they reach our sales team?

  4. How will you plan budget and creative around our next launch or EOI?

  5. How will you reach Egyptians abroad, and which countries first?

  6. Who owns the ad accounts, landing pages and lead data?

  7. What is included in the fee, and what is billed separately?

Red flags

  • A guaranteed cost per lead before the agency has seen your project, price point and sales process.

  • Reports that stop at leads, with no site visits or reservations.

  • Leads collected on the agency's own forms or accounts instead of yours.

  • The same creative and offer for every project, regardless of buyer and price.

  • No questions about your sales team, its capacity and its response time.

Frequently asked questions

Q What is a good cost per lead for real estate in Egypt?

It varies widely by price point, area and offer. Published agency figures range from under EGP 40 to over EGP 100 per lead, but a cheap lead that never answers is not cheap. Compare cost per site visit and per reservation instead.

Q Meta Ads or Google Ads for real estate?

Usually both. Meta creates demand and generates volume through lead forms; Google captures buyers already searching for a project, area or developer. Search leads are often fewer but more qualified.

Q Should a developer use an agency or an in-house team?

Large developers often keep strategy and sales in-house and use agencies for creative, media and launches. Smaller developers usually get more from an agency that covers media, landing pages and lead handling together.

Q How long before results are visible?

Leads start in the first days of a campaign. Reservations take weeks or months because buyers compare, visit and negotiate. Judge the first month on lead quality and contact rate, not sales.

About the publisher

This guide is published by Cresco Agency, a performance marketing agency working in Egypt, Saudi Arabia and Kuwait. We did not include ourselves in the list, because a guide should not rank its own publisher.

Our real estate work focuses on lead generation for developers on Meta and Google, with campaigns built per project and unit type and reported past the lead to site visits and reservations, using data from the developer's sales team.

The questions and red flags in this guide apply to us as much as to any agency on the list.
